How the school districts work here
Saratoga Springs City School District is the largest in the immediate area, serving roughly 5,800 to 6,400 students across six elementary schools, one middle school, and one comprehensive high school. It covers the city itself plus portions of the towns of Wilton, Greenfield, Milton, Malta, and Saratoga.
The single-high-school structure matters more than families expect. Every student in the district converges at Saratoga Springs High School, which means a large school with deep program offerings — competitive athletics in the Suburban Council, extensive AP and arts programs — and a district where your child's classmates from kindergarten stay with them through graduation. Families coming from areas with multiple smaller high schools sometimes find that consolidation appealing, and sometimes find it overwhelming. It is worth a tour.
Ballston Spa Central School District serves roughly 4,000 students across parts of Milton, Malta, Ballston, and Charlton, plus the village of Ballston Spa. It is the district covering much of the land nearest the GlobalFoundries campus.
Shenendehowa in Clifton Park is the largest district in the region and the strongest fit for families whose commute runs south toward Albany.
South Glens Falls, Schuylerville, Stillwater, Corinth, and Galway serve the more rural edges, generally with smaller enrollments and more land per dollar.
Inside the city: walkability and older housing
The East Side and historic district — the streets around Circular, Union, and Caroline — offer the thing most families move to Saratoga for: children who can walk or bike to school, to the library, and downtown. The housing is largely pre-1920, which means charm, character, and the maintenance considerations that come with older homes. Lots are smaller. Prices per square foot are the highest in the city.
The West Side has been the city's quiet value story for years. Slightly more modest housing stock, genuinely walkable, and an increasingly strong sense of neighborhood.
North Broadway is Saratoga's premier address — grand homes on deep lots, mature trees, and a short walk to Skidmore. It skews toward established families and second-home buyers rather than young ones, largely on price.
Geyser Crest and the southwest side offer the most conventional family housing inside city limits: postwar and later subdivisions, larger lots, garages, level yards, and prices well below the historic district.
Wilton: the suburban default
Wilton is where many relocating families land, and for understandable reasons. The housing is newer, the lots are larger, the layouts are the four-bedroom colonials most buyers picture, and Northway access is immediate. Portions of Wilton fall in the Saratoga Springs district and portions fall in South Glens Falls — this is the single most common district mix-up in the area, so confirm before you commit.
Downtown Saratoga is ten minutes away, which for many families is the right balance: the amenities without the parking, the tourists, or the noise of the summer meet.
Greenfield and the rural towns: land
If your family's priority is acreage — space for horses, a real garden, room between you and the next house — Greenfield, Corinth, and the northern reaches of Wilton deliver it, much of it within the Saratoga Springs district. Expect well and septic rather than municipal utilities, longer school bus rides, and a genuinely different winter experience on unplowed private roads.
Malta, Ballston Spa, and the chip corridor
If one parent works at GlobalFoundries or in the surrounding tech corridor, Malta and Ballston Spa cut the commute to minutes rather than half an hour. The housing is newer, the price per square foot is lower than the city, and the area has absorbed substantial residential development over the past decade.
Saratoga Lake and Stillwater
Lakefront and lake-adjacent living, with the important caveat that much of what people call "Saratoga Lake" sits outside city limits in Stillwater, Malta, or the town of Saratoga — different districts, different tax bills, different short-term rental rules if that ever becomes relevant.
What the commute actually looks like
Distances here are modest, but winter and the summer meet both change the math.
